A year ago, Jared Kushner, son-in-law of President Donald Trump, proposed relocating Palestinians to turn Gaza into a luxury resort destination—an idea Trump is now reviving.

Trump’s Surprising ‘Takeover Gaza’ Proposal

During a February 4 press conference with Israeli Prime Minister Benjamin Netanyahu, President Trump suggested that the U.S. could take control of Gaza, relocate its Palestinian residents, and transform the war-torn enclave into a "Middle Eastern Riviera."

This isn’t the first time Trump has framed Gaza as prime real estate. In October 2024, during his presidential campaign, he claimed that with proper redevelopment, Gaza could be "more beautiful than Monaco."

However, the real mastermind behind this idea is Jared Kushner. Reports from Puck News reveal that Kushner not only conceived the plan but also helped draft Trump’s recent speech on "taking over Gaza."

Kushner’s Gaza Real Estate Vision

Kushner, a former senior advisor and Middle East envoy in Trump's first term, is now a private equity investor, managing a firm that has secured billions from Gulf states, including $2 billion from Saudi Arabia.

In February 2024, during a Harvard University event, Kushner openly advocated for Palestinian relocation to make way for large-scale real estate projects.

“Gaza’s beachfront property is incredibly valuable,” Kushner said. He argued that Hamas had wasted international aid on tunnels and weapons rather than education and innovation.

He suggested two relocation options:

  1. Moving Palestinians to Egypt, if an agreement could be reached.
  2. Bulldozing a section of the Negev Desert in southern Israel to resettle displaced Palestinians.

“This would be the best way for Israel to end the conflict,” he said.

Gaza’s Real Estate Past & Future

Historically, Gaza’s Mediterranean coastline was a popular destination for Israeli tourists when Israel controlled the region from 1967 to 2005. Even after Hamas took control in 2007, luxury seaside restaurants and cafés existed—funded by Israeli investors.

Despite Israel’s tight blockade, there were previous economic development proposals for Gaza:

  • In 2011, Israel proposed building an artificial island off Gaza’s coast with a seaport and airport.
  • In January 2024, Israel revived the island project in talks with EU officials.

Challenges to Trump’s ‘Gaza Riviera’ Dream

While Trump is enthusiastic about turning Gaza into a tourist paradise, experts question its feasibility:

  1. Gaza is in ruins—after 15 months of war, the enclave is largely destroyed.
  2. Costs could exceed $100 billion, with reconstruction taking 10-15 years, according to Trump’s Middle East envoy Steve Witkoff.
  3. Middle Eastern allies oppose forced relocation—Egypt, Jordan, Saudi Arabia, and the UAE reject mass displacement of Palestinians.
  4. Legal barriers—Gaza’s land ownership laws are complex, dating back to Ottoman rule, British mandates, and subsequent Israeli-Palestinian agreements.
  5. Lack of Gulf funding—Arab Gulf states are unlikely to invest in Gaza real estate without a clear path to Palestinian statehood.

Who Supports Trump’s Plan?

The strongest supporters of Trump’s idea are Israeli right-wing politicians and settler groups:

  • The Nachala Movement, which promotes Jewish settlements, has already held meetings about returning to Gaza.
  • Israeli hardliners argue that if Palestinians leave Gaza, the land should be permanently resettled by Jewish communities.

While Trump has not explicitly called for Jewish settlements in Gaza, far-right Israeli groups are already preparing for such a possibility.

What’s Next?

Trump’s Gaza real estate vision remains highly controversial and legally uncertain.
For now, it’s a bold but unrealistic proposal, raising ethical, legal, and diplomatic challenges. But with Trump’s backing, it may gain traction among Israeli policymakers looking for long-term control over Gaza.
